The City of Denton Planning and Zoning Commission will hold a public hearing and consider making a recommendation to City Council regarding a request by ZPS Engineers representing Muhammed Karim for an Alternative Environmentally Sensitive Area Plan. The approximately 18.83-acre site is generally located on the south side Duchess Drive approximately 1,850 feet west of South Loop 288 in the City of Denton, Denton County, Texas.
 
The proposed project will remove Environmentally Sensitive Areas (ESAs) for the construction of a roadway and stormwater infrastructure supporting a residential neighborhood. The applicant is proposing the restoration and improvement of the remaining ESAs and the dedication of additional land for habitat protection.

The recommendation of P&Z will be forwarded to the City Council for final action, which is tentatively scheduled for Tuesday, October 13, 2020, at 6:30 p.m. P&Z may recommend, and City Council may approve, any request which is equivalent to or more restrictive than that which is requested, and which is deemed consistent with Denton Plan 2030.
